It is hard to believe that it is nearly the end of another month!!
January has shaped up to be a very active buyer month!
Buyers are commenting that there are not many new homes coming on the market so they are starting to ‘hasten’ the time taken to buy!
The popular price range is still $300,000 – $350,000 and buyers are picking up great homes at these prices.
We don’t see that prices are going to improve any time soon.
If anything, we are still seeing prices come down due to the sales that are taking place.
On the weekend, a 1000m2 block with a 2×1 home – zoned R30 close to town in a nice area sold for $140,000!
In a better market, this property would be selling in the $200,000’s!!
A block of land with exceptional ocean views in Wandina sold for $170,000!!
This lot is certainly worth more in the high $200,000’s.
We can’t control the market however the sale evidence changes things for sellers.
The market has no feelings and the market is still very price sensitive.
Price is everything in this market.
